Bishan 8 is one of first few condominiums developed by Far East back in 2000. Despite a 20 years old development, its location still command high interest among home buyers. From 2019 4th quarter, units have transacting 1250 – 1280 PSF range. Median transacted price is between $1200 – 1300 PSF. This show a stable demand of buyers in this estate even if is older developments in Bishan.
Thomson Three was launched back in 2014. Developed by UOL Group, it was launched at average $1100 PSF. Located near Upper Thomson mrt station, it is well situated in landed enclave with 445 units. The price have surge since the announcement of the Thomson-East coast line with units sold on average 1450 – 1600PSF.
Sky Vue is one of the newest condominiums in Bishan estate. It have been enjoying price appreciation since 2014 (4th quarter). Our View of Jadescape
We feel developer had did a great job on Jadescape in term of facilities, architecture, furnishings in mature estate like Bishan / Marymount.
It is also rare to able to live close to nature in urban city like Singapore. It is definitely a plus point with Macritchie reservoir park nearby. It kinda tick all boxes for parents who are looking for unit close to nature, good schools, well planned space.
With Marymount mrt already in operation, rental demand should be strong with the limited supply. Good for investors / home owners who are looking to rent out in future.
Putting budget aside, the 5 bedroom layout is definitely a dream home. Single level layout with no wastage on huge balcony. Waking up to unblock view with landed enclave right in front of you is a rarity!
The Pros and Cons

We think developer have really tried their best to incorporate as much as SMART home technology into Jadescape. It is literally controlled by mobile. Of course, more and more developments are going into SMART home technology. This is definitely a plus point to have.
From the resale price trend we have seen earlier, Jadescape price point to pegged to resale price if not same. This is rarely happen as new product usually command a premium. Given the current situation, the fact that it has sold more than 70% so far is quite an encouraging sign to the attractiveness of the development beside pricing.
You might not like Jadescape if you:
Only one main entrance via shunfu road
With 1,206 units in Jadescape, sharing the 2 ways lane via shunfu road can be quite challenging during peak period.
Lack of large scale mall
While have shunfu foodcourt nearby, the area is lack of a mall like Junction 8. For those who desire a shopping experience at your doorstep might be disappointed.
